Tenant safety is of upmost importance to us as we believe that everyone should have access to a safe and secure home in which to lay down their roots in the short-medium term, whatever their circumstances.

Our service to you
We are continually renewing our knowledge of current tenancy law and landlord legislation.
We have a power team of specialists to call upon should the need arise with fast turnarounds.
We undertake regular inspections of properties, to perform important maintenance checks for tenants own safety.
Our Fees
We do not charge a fee for reference checks and reservation, however if you are looking to reserve the property to move in at a later date when the property becomes available, a holding deposit of 1 week’s rent is payable and will be taken off the balance of the 1st month’s rent when you move in.
A deposit of £250 plus one month’s full rent is payable before any keys are handed over.
The deposit is placed in a government deposit protection scheme, where it remains for the duration of the tenancy, upon which it is returned to the tenant dependant on inventory at check out.
We don’t charge a tenancy renewal fee, we just move to a monthly rolling contract as detailed in the AST.
A late payment fee is payable in-line with our Late Payment Policy when we have to resort to sending a follow up letter.
Late Payment Policy
Day 1 – A text message is sent to you, the tenant, requesting payment.
Day 2 – Phone call to you, the tenant, follow up to text message, a voicemail is left if no answer is received.
Day 7 – A letter is posted to you, the tenant, detailing that been unsuccessful in trying to get hold of you by text and phone, payment needs to be paid immediately. At this point there is an extra fee of £15 for late payment.
Day 14 – A second letter is posted to you, the tenant, detailing the same as the first, that been unsuccessful in trying to reach you. A second late payment fee of £15 is incurred at this point.
Day 21 – A third letter is posted to you, the tenant, outlining the steps that have been taken in order to contact you and requesting immediate payment. A third late payment fee of £15 is incurred.
If after 2 months rent arears, we will pass the matter on to Landlord Action, to persue removal of you, the tenant, from the property (eg. if rent is due on 1st of the month & wasn’t paid on 1st January or 1st February, come 2nd February you are in 2 months rent arears).
In all instances, if you cannot pay your rent on time for whatever reason, speak to us, we are reasonable people!
Our prefered payment method is bank transfer or direct debit via Go Cardless.
On check-out, should the property not conform to the same standards at the begining of the tenancy agreement, based on the inventory report, we will recoup money for damages and/or cleaning from the deposit.
